Compass Concierge is a powerful tool for Brokers to assist clients in improving their property to attain a better sales price. Compass offers interest free loans, repayable at closing, that allow a seller to make whatever repairs or upgrades needed to bring their house to market in condition to get top dollar.
Since becoming a COMPASS broker I’ve used the program twice in the past year with excellent success, and am currently in the process of completing another Concierge program with current clients.
Here are several examples of the power of
"My young clients had done a wonderful job of renovating their first home, a 70’s ranch in Edgewater, and were ready to move on to a larger home with the birth of their first child. There was just one sticking point – the concrete sidewalks and driveway were badly deteriorated. We used Concierge to replace the concrete. The house sold in the first day on market, with competing offers at a price $5000 above asking."
"My long-time friends and clients were ready for a downsize after 22 years of living in a remarkably intact 1890 Victorian in Capitol Hill, Denver. The house was generally in good shape but needed a major refresh. There were also a couple of problems that they’d never solved, namely a large piece of missing 12” Victorian base in the library, a failed attempt at creativity by painting an oriental motif on the front stairs, and mismatched wood floors on the second floor – a hodge podge of Victorian pine planks and 70’s era parquet. Concierge to the rescue.
The entire interior got a first-rate paint job, including the dark pine wainscot in the entry hall and stairs that was not original to the house. The stairs and upstairs floors were painted black. In the kitchen, the dated formica counters were covered with quartz sheathing. With the purchase of new appliances, suddenly the oak kitchen looked perfect. We had a base custom milled to match the missing piece and worked very hard with gel stain and shellac to mimic the finish on the 1890 finish adjoining.
Before we started, I had given the clients an estimate of $525-550,000 listing price “as is”. After the renovation, we went to market at $695,000 and sold the house for $690,000."
